Mortgage document collection for brokers

DocAsker handles mortgage document collection for brokers. Each applicant gets one secure link with a checklist for photo ID, recent payslips, bank statements, tax returns and proof of deposit. Every upload is checked by AI as it arrives, so a missing page, an old payslip or an expired ID goes back to the applicant before you package the case for the lender.

Why mortgage document collection holds up applications

  • Statements with missing pages

Many lenders want every page of every statement. Applicants send pages 1 and 2 of 4, and the case comes back from underwriting with a request you could have caught earlier.

  • Documents that go out of date

Payslips and statements have to be recent, and a purchase can take weeks. Documents that were fine at the start may need replacing before the lender makes a decision.

  • Two applicants, twice the documents

Joint applications double the list: ID, payslips, statements and tax returns for each person. Matching every file to the right applicant across email threads takes time.

What DocAsker checks before a case goes to the lender

  • Recent payslips

Set the months each payslip must cover and DocAsker reads the pay period. Your applicant sees: "This payslip is for July. Please upload your payslips for the last 3 months, up to October."

  • Every page of a statement

Multi-page statements are checked for missing pages. Your applicant sees: "This file shows page 2 of 4. Please upload all 4 pages of the statement."

  • ID expiry

DocAsker reads the expiry date on passports and driver's licenses. Your applicant sees: "This driver's license expired in March 2026. Please upload a current passport or driver's license."

  • A full statement, not a summary

DocAsker confirms the file is the document you asked for. Your applicant sees: "This looks like an account summary from a banking app. Please upload the full statement from your bank as a PDF."

How mortgage brokers use DocAsker

  1. 1Start from the mortgage checklist

Begin with the mortgage document checklist and adjust it for the lender and the case. Requirements vary by lender, product and country, so confirm the current list and set the date range each item must cover.

  2. 2Send a link to each applicant

Joint applicants can each get their own request, so payslips and statements stay with the right person. They upload from a phone or computer without an account.

  3. 3Catch problems before underwriting

Old payslips, missing pages and expired IDs go back to the applicant with the reason. Reminders by email, or by SMS on Pro and Firm, list only what is still missing and stop when the checklist is complete.

  4. 4Package the case

Accepted files are renamed to a consistent pattern and filed to your workspace, or to Google Drive, Dropbox or OneDrive on Pro and Firm. You build the lender submission from files that have already passed the checks.

Frequently asked questions

Do mortgage applicants need an account to upload documents?

No. Applicants open the link on any phone or computer and upload without an account, password or app. They can upload PDFs from their bank or take photos with the phone camera, and return to the same link later to finish.

Where do applicant documents go, and are they secure?

Files are encrypted in transit and at rest and stored in your DocAsker workspace, or filed to Google Drive, Dropbox or OneDrive on Pro and Firm. Every upload, check and download is logged, links can expire or be revoked, and you decide how long files are kept. A data processing agreement is available on request.

What documents does a mortgage broker need from a client?

Usually photo ID, proof of address, recent payslips, 3 to 6 months of bank statements and proof of deposit, plus tax returns if the applicant is self-employed. Requirements vary by lender and product, so treat the checklist as a starting point and confirm it with the lender.

Can DocAsker check that bank statements cover the right months?

Yes. You set the period each statement must cover, and DocAsker reads the dates on every upload. If a statement covers the wrong months or pages are missing, the applicant is asked for the right file straight away.

Does DocAsker send documents to the lender?

No. DocAsker collects, checks and files documents for your team. You submit the case to the lender through your usual portal or process.
